Ms. Wong’s practice focuses on the processing of entitlements, licenses, and permits for real estate development projects. She pushes projects through the entitlement process, resolving issues before they cause delays. She creates value for clients by tailoring development regulations to fit specific projects. Using conservation easements, variances, noise buffers, design modifications and reasonable operating restrictions, she overcomes obstacles in the entitlement process. She is currently working to upgrade the alcohol licenses at hundreds of major national retail locations in California. She also processes entitlements for duck clubs, gas stations and convenience store developers.
Ms. Wong brings a diverse perspective to her land use practice, having participated in real estate projects as a land owner, a subdivider, a Realtor, a developer, a seller, a buyer, and a lawyer. She is a fifth-generation Californian, and with her husband (a first-generation Californian) has raised four children in Murrieta where they have lived for over 25 years.
